How Our Serviced Accommodation

Management Works

OPTION 1

Full Management by Us

  • Setup Fee: £250 per property (one-off cost).

  • We run the property through our listings (Airbnb, Booking.com, etc.), using our superhost status and experience to maximize bookings.

  • All revenue goes through us, and at the start of each month, we send you a detailed invoice with:

  • Total turnover for the previous month.

  • Cleaning and maintenance costs.

  • Our 15% management fee (reduced to 12% if you purchase a Rent-to-SA deal through us).

  • After deductions, we transfer the remaining amount to you by the 5th of the month.

OPTION 2

 Setup in Your Name

  • Setup Fee: £500 per property (one-off cost).

  • We help set everything up on your accounts (Airbnb, Booking.com, etc.).

  • You’ll receive all the payments directly, while we invoice you on the 1st of each month for:

  • Our 15% management fee (reduced to 12% if you purchase a Rent-to-SA deal through us). •

  • Cleaning and maintenance costs.

  • Payment is due by the 5th of each month.

Payment Terms • We invoice on the 1st of each month. • If we manage your payments (Option 1), we transfer your earnings after deductions by the 5th. • If you manage your own payments (Option 2), you pay us by the 5th.

What do we specialize in?

We specialize in sourcing BRRR (Buy, Refurb, Rent, Refinance, Repeat) properties, refurbishing them, and providing serviced accommodations, among other services.

What is the investment process and how does it work?

Investors can join our standard email list by clicking the link to fill out the required information, or they can choose a bespoke option by completing an inquiry form for a callback. For the bespoke service, we require a £1,000 upfront fee, with our total service prices ranging from £3,000 to £5,000, depending on the deal. For larger deals, we charge a standard fee of 2%.

How long is the bespoke contract?

The bespoke contract lasts for 12 weeks. During this period, we gather your criteria and source properties that match. We will present you with up to three deals that meet your specifications. Once you are satisfied, we will require the remainder of the fee.

What if I’m not happy with any of the deals?

If you are not satisfied with any of the three deals presented to you over the 12 weeks, and they all meet your criteria without any valid reasons for rejection, we will retain the initial fee and move on.

What happens if you cannot match my criteria within the 12 weeks?

In this case, we will refund your initial £1,000 fee.

What types of returns can I expect?

Returns vary based on the type of investment, location, and market conditions. Our team provides projections based on thorough analysis; however, actual returns may differ due to market fluctuations and other factors.

What are the risks involved in property investment?

Investing in property carries risks, including market volatility, changes in demand, regulatory changes, and more. We conduct thorough due diligence and risk assessments to help mitigate these risks and ensure informed investment decisions.
